Our vision goes hand in hand with the ambitions of the neighborhood to see an impactful project that is safe, sustainable, and impactful.

The existing Devington Plaza is currently zoned C4. Unfortunately the C4 designation is not a sustainable zoning classification that is feasible. A more flexible and sustainable MU2 designation is currently under consideration and will blend housing, commerce, and recreation as a meaningful strategy towards revitalization.

Our team is looking closely at what opportunities and challenges exist and what the area market can support. We look forward to showcasing what our data and demographic research, and reports are recommending as the highest and best use of the space.

Devington Plaza is and always will be a regional shopping experience that everyone loves to remember. Our team understands the time that it takes to listen and work along side local stakeholders, schools, and neighbors to imagine something for today’s market. We want a development mix that we can all be proud of. In this way we have taken our time to be good listeners, meet individually, and include all voices.

Housing for Essential Workers, Teachers, Seniors, and Veterans

Following our June 6th, 2024 community meeting we heard neighbors share great ideas and concepts. We agreed that Devington Plaza required a “destination” appeal that was authentic, modern, and sustainable - we agreed.

With local state representatives, councilors, and area stakeholders in attendance we all agreed to sharpen our pencils on a housing strategy that was inclusive and promoted a “co-generational” housing theme focused on seniors, educators, and first responders.

We understand the City of Indianapolis needs 39,000 new housing units to meet the needs and growth of our city. We imagine a Devington Plaza that will be a place for gamers, grandmas, professionals, and service members looking for a new living experience with an “atomic” appeal and modern amenities.

Our goal is to address the city’s housing shortage with quality housing options, as the area has seen little to no new housing projects in over 30 years.

A new Pedestrian Plaza that is anchored by a state of the art community hub with a “competitive” theme

One character defining feature will be a vibrant pedestrian & art plaza that will support food trucks, community events, and soft infrastructure strategies around water reclamation, art, landscape, and music. The “eatertainment” concept will invite families, tailgaters, and students to a dynamic community hub focused on entertainment, education, and hospitality. We believe Devington Plaza could support a regional esports community, indoor/outdoor roller-skating rink, and family focused eatery.

Education Partners

We value all of our educators and institutions in the Devington community. In this way, we see their voice as critical to the success of the plaza. Early childhood education, indoor play areas, tutoring facilities, esports, STEAM, and traditional athletic programming are all core elements we are interested in offering.

We look forward to creative partnerships in the above arenas as the education pillar of the community hub could mean access to STEM or ESPORTS facilities.

Dynamic Commercial & Greenspace Development

With 110,000 sq. ft. of commercial space and a signature plaza hosting year-round events, the project supports local businesses, including regional and national retailers.

We are open to businesses who want to advance our “Social Competitive” theme and be an asset to our future residents and guests.

As we better understand the commercial needs of the region and neighborhood we know retailers are motivated to move into a neighborhood based on factors like population growth, consumer spending power, and foot traffic.

High walkability also increases visibility and accessibility, making it easier for customers to visit, which also drive sales. New apartment units are positive signals for a growing customer base, ensuring steady demand for goods and services.

As we work with area leaders we look forward to introducing these key factors to the discussion as they help ground our dreams.

Sustainability & Waterway Restoration

Restoring local tributaries and removing decades of plastic must be a priority in this development. We look forward to meeting with local neighbors about a strategy that integrates walking paths and ecological improvements, promoting both environmental and community health. Working along side area CDC’s on securing creative grants, restoration of wetlands, or reconnecting with our waterways with area volunteers are all ideas worth exploring as the development grows.

As a practice we prioritize a “design with” versus a “design for” process. This process ensures the project evolves with community input, setting a standard for intentional, people-first development.
